These Chai Cinnamon Rolls are soft, fluffy, and loaded with warm chai spice. Chai seasoning is mixed into the homemade dough, buttery brown sugar cinnamon filling, and cream cheese frosting, giving you that warm spiced flavor in every bite. Add the optional caramel base and heavy cream before baking for extra soft, gooey cinnamon rolls with sticky caramelized bottoms.

These cinnamon rolls are everything I want when I’m craving something warm and cozy. The chai spice takes a classic cinnamon roll and gives it so much more flavor without losing that buttery brown sugar center. I love adding the caramel base when I want them extra gooey, then piling the chai cream cheese frosting on while they’re still slightly warm.

THESE ARE MY ULTIMATE COZY CINNAMON ROLLS!

There is just something about a warm cinnamon roll with a ridiculous amount of cream cheese frosting. And then we added chai spice?! YES PLEASE.
The chai spice is in everything here. It’s in the soft, fluffy dough, mixed into that buttery brown sugar cinnamon filling, AND in the cream cheese frosting. So you actually taste it in every bite instead of wondering where the chai went.
And if you want to really go for it, make the caramel base. It gives the bottoms this gooey, sticky brown sugar situation that makes these feel completely over the top in the best way.

I also love the heavy cream trick right before baking when I want that extra soft, gooey cinnamon roll texture. Caramel base + heavy cream + chai cream cheese frosting? Come on.

These are the kind of cinnamon rolls I want warm from the oven with a giant cup of coffee. Hope you guys love them!

Why You’ll Love These Chai Cinnamon Rolls

  • Chai spice in every bite. Instead of keeping the chai flavor only in the filling, the spice mix goes into the dough, filling, and cream cheese frosting.
  • Soft, fluffy homemade dough. Bread flour gives the rolls structure while the milk, butter, and egg keep the dough tender.
  • Extra gooey if you want them. Pour heavy cream between the risen rolls before baking for an even softer, richer center.
  • Optional caramel bottom. Brown sugar, butter, vanilla, and cinnamon create a sticky caramel layer underneath the rolls as they bake.
  • Chai cream cheese frosting. Tangy cream cheese frosting balances the sweet brown sugar filling and gets another tablespoon of chai spice for a warm finish.

Ingredients You’ll Need

For The Dough

  • Milk: Warm the milk to about 110°F so it activates the yeast without getting too hot.
  • Unsalted butter: Melted butter adds richness and keeps the dough soft.
  • Egg: A room-temperature egg helps create a tender, enriched dough.
  • Granulated sugar: Adds sweetness to the dough and helps feed the yeast.
  • Pure vanilla extract: Adds warmth and rounds out the chai spices.
  • Bread flour: Gives the cinnamon rolls structure while still keeping them soft and fluffy.
  • Rapid rise instant yeast: Helps the dough rise quickly and gives the rolls their light texture.
  • Salt: Balances the sweetness and enhances the flavor of the dough.
  • Chai spice mix seasoning: Adds warm chai flavor directly to the dough.
  • Heavy cream: Optional, but pouring it between the rolls before baking makes the centers extra soft and gooey.

Filling

  • Unsalted butter: Softened butter helps the filling spread evenly over the dough.
  • Light brown sugar: Creates the sweet, caramel-like filling.
  • Ground cinnamon: Keeps that classic cinnamon roll flavor at the center of the recipe.
  • Chai spice mix seasoning: Adds another layer of warm spice throughout the filling.

Frosting

  • Unsalted butter: Gives the frosting a smooth, rich texture.
  • Cream cheese: Creates the tangy base for the frosting.
  • Pure vanilla extract: Adds warmth and flavor.
  • Powdered sugar: Sweetens and thickens the frosting.
  • Milk: Loosens the frosting to a creamy, spreadable consistency.
  • Chai spice mix seasoning: Gives the frosting the same warm chai flavor found throughout the rolls.

Optional Caramel Base

  • Light brown sugar: Melts into a sticky, sweet layer underneath the cinnamon rolls.
  • Pure vanilla extract: Adds extra depth to the caramel base.
  • Unsalted butter: Helps create the rich, gooey texture.
  • Ground cinnamon: Adds warm cinnamon flavor underneath the rolls.

How to Make Chai Cinnamon Rolls

  • Make the dough: Combine the wet ingredients, yeast, flour, salt, and chai spice. Knead until a soft dough forms, then cover and let rise until doubled.
  • Fill and roll: Roll the dough into a rectangle, spread with softened butter, and top with the brown sugar, cinnamon, and chai spice mixture. Roll tightly and cut into rolls.
  • Let them rise: Arrange the rolls in a buttered baking dish, or over the optional caramel base, and let them rise until very puffy.
  • Bake: For extra gooey rolls, pour the heavy cream between the rolls before baking. Bake until risen and golden brown.
  • Frost: Beat together the cream cheese frosting ingredients with the chai spice and spread over the warm cinnamon rolls.

Tips for the Best Chai Cinnamon Rolls

  • Watch the milk temperature. Aim for about 110°F. Milk that is too hot can kill the yeast and keep your dough from rising.
  • Give the dough enough time to rise. Go by the dough rather than only watching the clock. For the first rise, it should double in size. After shaping, the rolls should look noticeably puffy before baking.
  • Don’t add too much flour. Lightly flour your work surface when rolling out the dough. Adding too much extra flour can leave you with dense or dry cinnamon rolls instead of soft, fluffy ones.
  • Use room-temperature butter for the filling. You want it soft enough to spread easily without melting. Melted butter can cause the brown sugar and chai filling to run out as the rolls bake.
  • Roll the dough tightly. A snug roll keeps those brown sugar, cinnamon, and chai layers together and gives you a defined swirl when you cut into the rolls.
  • Use the heavy cream for extra gooey rolls. Pour it between the rolls after the second rise and just before they go into the oven.
  • Want them even gooier? Add the caramel base. Spread the whipped brown sugar mixture over the bottom of the baking dish before adding the rolls. Keep in mind that this version will be sweeter and stickier.
  • Frost them while they’re warm, not piping hot. The chai cream cheese frosting will soften and melt slightly into the rolls without completely disappearing.

Storage & Freezing

  • Store leftover chai cinnamon rolls in an airtight container in the refrigerator for up to 4 days. Because of the cream cheese frosting, they should be refrigerated rather than stored at room temperature.
  • To freeze, let the baked rolls cool completely. Freeze them in an airtight, freezer-safe container for up to 2 months. You can freeze the rolls with or without the chai cream cheese frosting, but freezing them unfrosted gives you the freshest texture when reheated.
  • Thaw overnight in the refrigerator before reheating.

How to Reheat Chai Cinnamon Rolls

  • For one cinnamon roll, microwave for about 15–20 seconds, adding a few more seconds as needed until soft and warm.
  • For several rolls, cover the baking dish loosely with foil and warm them in a 300°F oven until heated through. Avoid overheating them, which can dry out the dough.

Instructions

  • Prepare the Dough: Warm the milk to about 110°F. Melt the butter and allow it to cool slightly. Add the egg, granulated sugar, vanilla, warm milk, and melted butter to the bowl of a stand mixer and whisk to combine. Sprinkle the yeast over the mixture and let it sit for 2–3 minutes. Add the flour, salt, and chai spice. Using the dough hook, mix on speed 2 for 5–8 minutes, until the dough comes together and forms a ball.
  • First Rise: Cover the bowl tightly with plastic wrap and a towel. Let the dough rise for about 1 hour, or until doubled in size.
  • Prepare the Pan: Butter a 9×13-inch baking dish.
  • Make the Optional Caramel Base: Add the brown sugar, vanilla, softened butter, and cinnamon to a mixing bowl. Mix on high for 5 minutes, until slightly fluffy. Spread evenly over the bottom of the prepared baking dish.
  • Prepare the Filling: Add the brown sugar, cinnamon, and chai spice to a bowl and mix until combined.
  • Shape the Cinnamon Rolls: Lightly flour a work surface and roll the dough into a 12×18-inch rectangle. Spread the softened butter evenly over the dough, then sprinkle the brown sugar chai mixture evenly over the top. Roll tightly from the 18-inch side for 9 smaller rolls or from the 12-inch side for 6 larger rolls. Cut evenly and arrange in the prepared baking dish, directly over the caramel base if using.
  • Second Rise: Cover the baking dish with plastic wrap and a towel. Let the cinnamon rolls rise for 30–45 minutes, until very puffy.
  • Bake: Preheat the oven to 350°F. If using the heavy cream, pour it between the risen cinnamon rolls just before baking. Bake for 28–32 minutes, until the tops are golden brown.
  • Make the Chai Cream Cheese Frosting: Add the softened butter and cream cheese to a mixing bowl and beat until smooth and creamy. Add the vanilla, powdered sugar, milk, and chai spice. Mix until completely combined and smooth.
  • Frost and Serve: Allow the cinnamon rolls to cool slightly, then spread the chai cream cheese frosting over the warm rolls and serve.

Notes

  • For extra gooey cinnamon rolls, pour the optional heavy cream between the rolls immediately before baking.
  • For sticky, sweeter bottoms, make the optional caramel base and spread it over the baking dish before adding the shaped cinnamon rolls.
  • The recipe makes 9 smaller rolls or 6 larger cinnamon rolls, depending on which direction you roll the dough.

Frequently Asked Questions

Can I make chai cinnamon rolls ahead of time?

Yes. Prepare and shape the cinnamon rolls, place them in the baking dish, then cover and refrigerate overnight before the second rise. The next morning, let them sit at room temperature until very puffy before baking as directed.

Why didn’t my cinnamon roll dough rise?

Check your milk temperature first. It should be around 110°F. Milk that is too hot can damage the yeast. Also make sure your yeast is fresh and give the dough enough time to double in size, especially if your kitchen is cool.

Can I use all-purpose flour instead of bread flour?

Yes. The recipe can be made with either bread flour or all-purpose flour.

How do I know when the cinnamon rolls are done?

The tops should be golden brown and the centers should look baked rather than doughy. Start checking the rolls toward the lower end of the 28–32 minute baking time.

Do I have to add the heavy cream?

No. The heavy cream is optional. Add it if you want softer, extra-gooey cinnamon rolls.

Do I have to make the caramel base?

No. It’s completely optional. The caramel base makes the bottoms sweeter, stickier, and more gooey, so skip it if you prefer a more traditional chai cinnamon roll.

When should I add the chai cream cheese frosting?

Spread the frosting over the rolls while they’re still warm. Let them cool slightly first so the frosting softens over the tops without completely melting.

What can I use if I don’t have chai spice mix?

You can easily make your own chai spice mix with spices you may already have in your pantry. Mix together 2 tablespoons ground cinnamon, 2 teaspoons ground ginger, 2 teaspoons ground cardamom, 1 teaspoon ground nutmeg, 1 teaspoon ground cloves, and 1 teaspoon ground allspice. Store the extra in an airtight container and use it anywhere you would use chai spice.
